Privacy Policy
Your property records are stored on our servers so the app can work. This explains what we hold, who else sees it, and how to download a copy or delete it.

Private Mode Social, LLC ("HomeWisers," "we," "us") makes software for people who self-manage their own rental properties. This policy explains what we collect, why we hold it, who else sees it, and how to download a copy or delete it.
Your property records are stored on our servers. We hold them so the app can show them back to you across your devices, keep the dates you give it, and answer your questions.
The short version
- We hold the property records you enter, so the app can work.
- We do not want, ask for, or store Social Security numbers, government ID numbers, bank or card numbers, or background check results. There is no field for them anywhere in the product.
- We do not sell your information, and we never will.
- We do not use your content to train AI models, and our AI provider is contractually prohibited from doing so.
- When you give us a lease to read, we save the facts you approve and do not keep the document. Files you choose to attach to a record are stored, and you can delete them.
- You can export everything, and delete everything, at any time.
What we collect
Account information. Your email address, your name if you give it, your time zone, and how you signed in. If you sign in with Google or Microsoft we receive your email address and basic profile information from them, not your password.
If you ask for something on our website without creating an account. When you request the free calendar or another download, we hold your email address and what you asked for. You can unsubscribe at any time, and we remove you within 30 days, keeping only the minimum needed to honor the unsubscribe.
Property records you enter. Property addresses and details, occupancy status, rent amounts and due dates, lease start and end dates, the tenant name as you choose to record it, the systems in the house and their age, warranty and service history, maintenance tasks and their cost and status, income and expense entries, vendor contact details, notes, and the dates you ask us to remember.
Facts extracted from a lease you give us. When you use the lease feature, we read the document to pull out the operating facts: rent, deposit, dates, pet and utility terms. We show you what we found, you approve what gets saved, and we do not keep the document. What we store afterward is the approved facts and a note of where you told us the original lives.
Documents you choose to store. Separately from the lease reader, you can attach a file to a document record, or record only a note about where the paper original is kept. That is your choice, one record at a time. A file you attach is held in private storage scoped to your account, in the same way a photo is, until you delete it or delete the account. If you do not attach a file, we hold only the facts you typed.

A record of what you did in the app. When a record was created or changed, and by whom, so that your own history is auditable to you.
Usage and diagnostics. Which features are used and when, error reports, and a per-account record of how much AI processing your account consumed and what it cost us. That cost record exists so we can keep the price sustainable, and it records amounts, model names and the rates they were priced at, not the content of your requests.
Payment information. Handled by Stripe. We never receive or store your card number. We store the last four digits, the card brand and expiry, your Stripe customer identifier, and your subscription status and renewal date.
What we deliberately do not collect
There is no field in HomeWisers for any of the following, and we ask you not to type them into a note or upload a document containing them:
- Social Security numbers or taxpayer identification numbers
- Government identification numbers, driver's license numbers, or passport numbers
- Bank account, routing, or full payment card numbers
- Credit reports, background check results, or eviction records
- Dates of birth
The absence is deliberate. A field that does not exist cannot be filled in.
If you send us one of these anyway, we will remove it when we find it, and we will tell you.
Your conversations with the assistant
We do not keep them. When you ask the assistant a question, it reads the relevant part of your own records, answers, and the exchange is not stored as a conversation. Anything you asked it to save becomes an ordinary record you can see and edit, like anything else you typed.
What we do keep is the cost line described above: which action ran, on which model, and what it cost. Not what you asked, and not what it said.
Information about your tenants and other people
Your records contain information about other people, most obviously your tenant's name and sometimes their contact details.
You are the controller of that information. We process it on your behalf. By entering it you confirm you have the right to, and that you will handle it in line with your obligations as a landlord under the law of your state.
We ask you to record the least identifying version that still works for you. A first name and last initial is usually enough for the app to be useful.
We do not contact your tenants. We do not build profiles of them. We do not sell or share their information.
If you are a tenant and you contact us. Your landlord decides what to record about you, and we hold it for them rather than for ourselves. We will pass your request to them, tell you we have done so, and help them act on it. We will not use your contact details for anything else, and we will not create an account for you in order to answer.
Photos
A photo you add is stored. It goes into private storage attached to that property and stays there until you delete it or delete the account. Each photo is reduced in size and stored with a thumbnail, and we record its dimensions, its file size, a checksum, and when it was taken if the file says so.
If you ask the assistant about a photo, it reads the stored copy. There is no separate transient path: a picture you have given us is a picture we are holding for you until you remove it.
Photo storage is private to your account. No photo is public, and no photo is readable by another customer.
Do not upload photographs of people. The photo features are for documenting the condition of a property. We may refuse or remove images that appear to show identifiable individuals.
Voice
When you record a voice note, your speech is transcribed to text by our AI provider. The audio is not stored. What is kept is the transcribed text, treated the same as anything you typed.
AI processing, and training
To answer a question, read a photo or extract a fact, we send the relevant part of your records to our AI provider.
We do not use your content to train or fine-tune any AI model, and our provider is contractually prohibited from using it to train theirs. We have no plans to change this. If it ever changed we would tell you in advance and ask first.
The assistant is artificial intelligence, not a person, and the product says so where you use it. Its output can be wrong. Check anything that matters.
Who else sees your information
We share only what a provider needs to do its job, under contract, and never for their own purposes.

We may add or replace a provider in any of these roles. The current list of named providers is available at any time by writing to privacy@homewisers.com.
We also disclose information where the law requires it, to protect our rights or someone's safety, or to a buyer if the business is ever sold, in which case we will tell you first.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

We will email you before the 120-day deletion.
Deleting things
Delete a property. Removes that property and its records, including its photos and any files you attached to it. Other properties are unaffected.
Delete your account. Removes your account and the property records we hold. Some things survive by necessity: order and payment records we must keep for tax, and backups, which are overwritten on a rolling cycle within 30 days.
What deletion does not reach. Anything you downloaded, emailed, or printed is yours and stays where you put it. We cannot delete it and we will not pretend otherwise.
Your choices and rights
You can, at any time and without paying:
- See everything we hold about you
- Export it in a portable format
- Correct anything wrong
- Delete it
- Unsubscribe from marketing email. Transactional messages such as renewal reminders, receipts and security notices are not marketing and continue while you have an account.
Depending on where you live, state law may give you additional rights, including to opt out of any sale or sharing of personal information and of profiling. We do not sell or share personal information, and we do not profile.
Email privacy@homewisers.com. We respond within 45 days. We will not treat you differently for exercising a right.
Someone can act for you. You can ask another person to make a request on your behalf. We will ask them to show that you authorized it, and we may ask you to confirm it with us directly.
If we say no. We will tell you why. You can ask us to look again by replying to our answer, and we will respond to that appeal within 45 days. If you are still not satisfied, you can contact your state attorney general.
Security
Data is encrypted in transit and at rest. Access to production data is limited to people who need it. Each customer's records are isolated at the database level, so one account cannot read another's, and that isolation is covered by an automated test that signs in as two separate customers and confirms neither can reach the other's data. Photo and document storage is private and owner-scoped. Payment card data never touches our servers.
No system is perfectly secure. If a breach affects your information we will tell you and the relevant authorities as the law requires, without unreasonable delay.
Children
HomeWisers is for adults managing rental property. It is not directed to anyone under 18 and we do not knowingly collect information from children. If you believe a child has given us information, email privacy@homewisers.com and we will delete it.
Where we operate
HomeWisers is offered in the United States and our providers process data in the United States. We do not currently offer it elsewhere.
Changes
If we change this policy materially we will email you and post notice in the product before it takes effect. Every prior version stays at a dated URL, so you can see what changed and when.
