How it works
From scattered notes to a plan you can act on.
The whole system is one conversation that remembers your property. Here's the flow, start to finish.
- 01
Set up your property
A short set of questions: address, unit count, lease start and end, rent, deposit, tenant names, and the vendors you already use. Five minutes, once.
Adding another unit is easy; a separate property gets its own private workspace, so the books never mix.
- 02
Ask what needs attention in the next 90 days
This is the question most owners never get a straight answer to. HomeWisers looks at your lease dates, local notice windows, inspection cycles, and the season.
Ask it any time — before a trip, at the start of a quarter, or the night you can't sleep.
- 03
Get a prioritized plan
An ordered list with dates and the reason each item matters, plus what happens if it slips. Not generic landlord tips.
Where local rules apply, it cites what it found so you can verify it yourself.
- 04
Log a repair in one sentence
“Replaced the water heater, $1,340, Tuesday.” It categorizes the expense, files it against the right unit, and keeps the receipt trail tidy for taxes.
Same for rent received, mileage, supplies, and vendor invoices.
- 05
It remembers next time
Your units, history, vendors, and preferences carry forward. Month two is noticeably faster than month one.
Because it lives in your own workspace, that memory belongs to you.
What it will not do
- It never sends a message, notice, or email on your behalf. You review and send.
- It never moves money, collects rent, or connects to your bank.
- It is not legal, tax, or financial advice — verify anything consequential.
